Rental handover: what to review with the owner.

A practical South guide · Local edition

When leaving a rental in Miami, review the handover instructions you received and the condition documented when you moved in. Use this information to prepare a cleaning list. Agree on the final review with the owner or property manager.

Schedule work after removing your belongings

Plan detailed tasks for when the space is clear. Include the kitchen, bathrooms, closets and floors. Identify stains and areas that need a different treatment from routine upkeep.

Clarify who will remove remaining belongings and trash. Do not assume cleaning includes furniture transport, repairs or painting. Mention those needs to find the right provider.

Document what you hand over

Keep photos of the final condition and a description of the service you hired. If there is a joint walkthrough, use the same list to identify completed tasks. Keep the invoice when hiring a company.

Cleaning can help prepare the handover, but it does not guarantee the return of a deposit. That depends on the lease, property condition and other factors.

Common question

Does the cleaning company repair damage? Only if it offers and quotes for that service. Separate repairs from cleaning in your request.
